What is MahaRERA Agent Certification?
MahaRERA (Maharashtra Real Estate Regulatory Authority) is the state regulator under the Real Estate (Regulation and Development) Act, 2016. It regulates promoters, projects, and real estate agents operating in Maharashtra.
The Certificate of Competency is a mandatory qualification introduced to raise the professional standard of real estate agents. Every individual or firm facilitating property transactions in Maharashtra — including sales staff of developers and agents' own sales teams — must clear this certification to legally operate.
Who Needs This Certificate?
- All new real estate agents seeking MahaRERA registration for the first time
- Existing agents at the time of registration renewal
- Sales staff of promoters/developers who directly interact with home-buyers
- Sales team members employed by registered real estate agent firms
- Sole proprietors, partners, and designated partners of agency firms
Eligibility to Appear
- Age: 18 years and above
- Education: No formal minimum specified — however, functional literacy is required (exam is online, in English and Marathi)
- Training: Must complete the 20-hour MahaRERA training program from an empanelled partner with minimum 60% attendance
- Nationality: Indian citizen

Certification Process — 5 Steps
- Enrol for training with any empanelled partner (₹5K–₹8K)
- Complete 20 hours with ≥60% attendance — you'll get a training completion certificate
- Register for the IBPS exam on the MahaRERA portal (maharera.maharashtra.gov.in → Agent Exam Registration)
- Pay exam fee — currently ₹900 + 18% GST = ₹1,062 (subject to change; max cap ₹1,500 + GST)
- Appear at the IBPS centre, clear the 50-MCQ paper, and download your Certificate of Competency

Module 2 — Real Estate Agent Duties & Prohibitions
Mandatory disclosures under Rule 15, maintaining books & records, quarterly reporting, half-yearly compliance report (introduced 2025), non-facilitation of unregistered projects, prohibited practices (misleading ads, forced booking, false commitments), fair advertising norms, code of conduct.
Module 3 — Property Verification & Legal Titles
Title search process, 30-year title chain, encumbrance certificate, 7/12 utara for agricultural land, City Survey Extract, Property Card, mutation entries, index-II, sale deed vs agreement, gift deed, will, family arrangement. Verifying promoter identity, PAN, GST, RERA registration number, project registration status, project QR code check.
Module 4 — Carpet Area, Approvals & Building Regulations

Half-Yearly Compliance Reporting (2025 Rule)
From 2025, every registered MahaRERA agent must file a half-yearly compliance report disclosing:
- List of projects for which they facilitated transactions
- Number of units booked/sold through them
- Any complaints received from allottees
- Any orders passed against them by MahaRERA
Non-filing attracts penalty and possible suspension of registration. The Certificate of Competency training covers this reporting format in Module 2.
