What is MahaRERA Agent Certification?

MahaRERA (Maharashtra Real Estate Regulatory Authority) is the state regulator under the Real Estate (Regulation and Development) Act, 2016. It regulates promoters, projects, and real estate agents operating in Maharashtra.

The Certificate of Competency is a mandatory qualification introduced to raise the professional standard of real estate agents. Every individual or firm facilitating property transactions in Maharashtra — including sales staff of developers and agents' own sales teams — must clear this certification to legally operate.

Certification Process — 5 Steps

  1. Enrol for training with any empanelled partner (₹5K–₹8K)
  2. Complete 20 hours with ≥60% attendance — you'll get a training completion certificate
  3. Register for the IBPS exam on the MahaRERA portal (maharera.maharashtra.gov.in → Agent Exam Registration)
  4. Pay exam fee — currently ₹900 + 18% GST = ₹1,062 (subject to change; max cap ₹1,500 + GST)
  5. Appear at the IBPS centre, clear the 50-MCQ paper, and download your Certificate of Competency

Module 2 — Real Estate Agent Duties & Prohibitions

Mandatory disclosures under Rule 15, maintaining books & records, quarterly reporting, half-yearly compliance report (introduced 2025), non-facilitation of unregistered projects, prohibited practices (misleading ads, forced booking, false commitments), fair advertising norms, code of conduct.

Module 3 — Property Verification & Legal Titles

From 2025, every registered MahaRERA agent must file a half-yearly compliance report disclosing:

Q: I am already a registered MahaRERA agent — do I still need this certificate?
Yes. At the time of your next renewal (after 5-year registration expiry), you cannot renew without a valid Certificate of Competency. Many existing agents are completing it proactively to avoid last-minute blockage.
Q: Can I take the training entirely online?
Yes — all three empanelled partners offer 100% online batches. Attendance is tracked via login logs; minimum 60% required. Live-session participation is usually preferred over pre-recorded.
Q: Is there negative marking in the IBPS exam?
No — there is no negative marking. Attempt all 50 questions even if unsure.
Q: Can I appear for the exam in Marathi?
Yes. The IBPS exam interface offers both English and Marathi. You can toggle mid-exam to compare wording of ambiguous questions.
Q: What happens if I fail all 3 attempts?
You must undergo the 20-hour training program again from the same or a different empanelled partner (fresh fee). Only then can you re-register for the exam.
Q: How long before I get the Certificate after clearing the exam?
Typically the digital certificate is available on the MahaRERA portal within 7–15 working days of the result declaration. Download and preserve — you'll upload it during agent registration/renewal.
Q: Do sales staff of a builder need this too?
Yes — MahaRERA has clarified that sales/pre-sales staff of promoters who interact directly with home-buyers must obtain the Certificate. The developer usually sponsors the training for its team.
